Ystradgynlais Leisure Centre Refurbishment Works

Project Overview

TW Group (South Wales) LTD was appointed by Powys County Council to deliver comprehensive refurbishment works at Ystradgynlais Leisure Centre. This project required significant upgrades to modernise the facility while ensuring minimal disruption to the leisure centre’s daily operations.

The scope of work included roof replacement, fire compartmentalisation, mechanical and electrical (M&E) upgrades, and external rendering, all executed in strict compliance with industry regulations.

Project Scope & Key Works

General Works & Site Management

Ensured minimal operational interruption, allowing the leisure centre to remain accessible throughout the works.
Public safety was always prioritised with clear segregation and risk management procedures.
Work was scheduled during weekends where necessary to meet deadlines.
Strict protocols ensured the roof was never left exposed overnight.
Internal protection measures were implemented to safeguard existing finishes and equipment.

Roof Replacement & Structural Works

Removed the existing 50's block roof and replaced it with Kingspan Quadcore KS1000RW Roof Panels.
Structural repairs were carried out before new installations.
Protection measures were put in place to safeguard water tanks, pipework, and electrical services.
All flat roof works were carried out following Alumasc specifications, ensuring long-term durability.
Fascia and soffits were upgraded with new UPVC fascia boards and marine ply soffits.
Old guttering was removed and replaced with Marley Flowline gutters, ensuring proper drainage connections.

External Wall Insulation & Rendering

Installed Kingspan Kool Therm K5 external wall insulation to enhance energy efficiency.
Applied K-Rend or equivalent render for a durable and aesthetically pleasing finish.

Fire Compartmentalisation & Safety Upgrades

Upgraded doors to meet Fire Door Specification requirements, installing FD30s-rated doors.
Installed Exidor 400 Series Pushbars on final exit doors for enhanced safety.
Conducted fire stopping works, including: o New studwork and fireboarding above existing concrete block walls. o Application of fire mastic and intumescent fire collars to reinforce fire protection.

Suspended Ceiling & Interior Upgrades

Installed a new suspended ceiling system throughout the entire building.

Building Control & Compliance

Submitted a building notice to Building Control, ensuring full regulatory compliance.

Project Completion & Handover

The project was delivered on time and within budget, meeting all regulatory and quality standards. Upon completion, TW Group ensured:

A thorough site cleanup and removal of excess materials.
Submission of Operation & Maintenance manuals to the client.
